Choosing temporary accommodation in Belgium is about more than location and monthly rent. The key difference between a furnished apartment and a serviced apartment is the level of day-to-day support included.
Both options can provide a comfortable, move-in-ready home. However, a serviced apartment includes cleaning, a utility provision and more practical support, while Furnished Long Stay gives the resident greater responsibility for household arrangements.
At BBF Apartments, we offer three housing formats: Serviced, Furnished Long Stay and Residential. This guide compares the first two and explains when Residential may be the better choice for a longer-term relocation.
The quick answer
- Choose Serviced when the resident needs a fully supported arrival, regular cleaning, a utility provision and fewer household arrangements to manage.
- Choose Furnished Long Stay when the resident wants a move-in-ready home with Wi-Fi and maintenance support, but is comfortable arranging cleaning and utilities separately.
- Consider Residential when the move is more permanent and the resident wants to create a home with their own full setup.
Good to know: These are our standard housing formats. The proposal for your selected apartment will confirm the exact services, price conditions, contract duration and any residence-specific options.
What is a serviced apartment?
Our serviced apartments are designed to make temporary living in Belgium straightforward from the day of arrival. The apartment is furnished and includes an equipped kitchen, high-speed internet, biweekly cleaning, fresh linen and towels, a monthly provision for water and electricity, and access to our multilingual service and in-house maintenance teams.
This format is particularly useful for international arrivals, visiting officials, project teams and employees on short-to-mid-term assignments. The resident can settle in without arranging furniture, internet, cleaning and household services one by one.
For HR and mobility teams, a serviced apartment can also reduce practical coordination during the assignment. It creates a clearer support route for the employee and fewer separate household arrangements for the company to monitor.
What is a furnished long-stay apartment?
Our furnished apartments in the Furnished Long Stay format offer a move-in-ready home with comfortable furniture, an equipped kitchen, Wi-Fi and maintenance support. Cleaning and utilities are not included as standard, so the resident has more control over these arrangements.
Furnished Long Stay often suits longer postings, secondees and project staff who do not want to bring furniture but prefer a more independent daily routine. It can also work well when the organisation already has a process for utilities, cleaning or employee reimbursements.
A smaller service package does not automatically mean a lower total assignment cost. Compare the apartment price with the cost and administration of utilities, cleaning, linen, move-in support and departure tasks. The most useful comparison looks at the full stay, not rent alone.
When is Residential the better fit?
Our Residential format is designed for long-term settlement and residents who want their own full setup. Furniture, Wi-Fi, cleaning, utilities and maintenance support are not included in the standard package, so the resident takes greater responsibility for creating and managing the home.
Residential is worth considering when a temporary assignment has become a permanent or open-ended relocation. It is the most independent option, but it also requires the most preparation from the resident.

Which option suits a 1-3, 3-12 or 12+ month stay?
Which option suits a 1-3, 3-12 or 12+ month stay?
A serviced apartment is usually the strongest starting point for a shorter stay. There is little value in asking an employee to arrange internet, utilities and cleaning for an assignment that may end only a few weeks later. A managed setup also makes arrival easier when the booking is coordinated from another country. Share the exact dates with us so we can confirm the available residences and contract options.
For a 3-12 month stay
This is the main decision point between Serviced and Furnished Long Stay. Choose Serviced when a simple employee experience, included household services and centralised support are priorities. Choose Furnished Long Stay when the resident values independence and the organisation is comfortable managing cleaning and utilities separately.
Extension risk matters at this stage. If the assignment may continue, compare notice periods, extension conditions and the service package over the possible full duration.
For a stay of 12 months or more
Furnished Long Stay may suit an employee who still wants a ready-to-live-in apartment without a full service package. Residential may be a better fit when the relocation is more permanent and the resident wants to use their own furniture, arrange services directly and create a personal home. Serviced can still be the right choice for a high-support assignment, but the value of the included services should be assessed across the full stay.
Stay-length guidance: These time bands help narrow the choice, but they are not contractual minimum stays. Availability and contract options depend on the residence, apartment and dates requested.
